Why staging your home will save you not only time but money

1. Staged homes sell faster than comparable un-staged homes.

2. Staged homes sell for more money than comparable un-staged homes.

3. The initial cost of home staging is always less than your first price reduction. This affects your commission, seller can pay for staging, or Realtor and seller can split the cost.

4. The way you live in a home and the way you sell a home are two different things. Remember that once your home goes on the market it is a product like any other product. It has to appeal to the masses. It must be de-personalized, and de-cluttered.

5. Furniture needs to flow, art needs to be hung at appropriate levels.

6. House must be squeaky clean, all pantry's, drawer's, closets, arranged to show ample amounts of storage.

You know in life I have found out that it really is the little things that have a sometimes profound affect on you and you're look out.  Like this morning I had delivered to my door my order from Amazon of Yuban coffee, now I know how trivial this sounds but I love my coffee but only Yuban.  I live in a rather large city in NY and cannot for the life of me find my coffee which leads me to purchase "gourmet" coffee at a price I would rather not have to pay. Besides the price it isn't even very good.
Now while I admit that in the scope of life this is silly compared to "real" problems, but it pisses me off to have to deal with this continually.  I have asked my two daughters instead of normal gifts at birthday or Christmas time I have asked for my coffee.

I had my doctor's appointment this morning, he is a pain management doctor and probably the nicest most caring man I have ever met. After four years of having him treat me I found out that he has nine children. NINE! Ages from 2-17.  I asked him why so many and he unashamedly replied that that is what God's plan for them was.  That is another part of him that I so admire.  Having never been a fan of organized religion he is the real deal.  He normally during one of my visits gives me "trigger points" which is nothing more than saline being inserted into my neck muscles that are always tied in knots.  While I never say anything or cry out as it is pretty painful as the LONG needle is going into my muscle my body automatically slides down trying I think to get away from it.  The entire time he is apologizing.
If they only made more men like him the world would be such a better place.

I can tell you that after being out of my pain medication for three days it took me about five seconds to take one of my pills.  Twenty minutes and you can time it, the medication takes hold and fills the brain receptors.  I am so grateful for this drug as I do not and can not operate normally without it.
Am I addicted?  Yes.  There is no way I couldn't be.  I do not buy street drugs and only take what is prescribed for me but still am a addict. My doctor gave me a prescription for massages and hopefully my insurance will pay for it.

My brother who lives in Laramie, WY has written a book and has done this through a new concept that Amazon has come up with.  The book is not even printed until an order comes in for it.  Amazing concept I think.  With every order he gets paid and of course Amazon takes their share, which I have no idea what it is.  He is sending me a copy and I can't wait to read it.  He has always been able to do whatever his mind can conjure up.  When he was a young teenager he made from a coffee table a reel to reel tape recorder with a turn table as well as a am fm radio. He then put on a glass top and that was Mom's new coffee table.  Pretty amazing man he is.  I admire him and wish I knew him better.  He and I are quite a bit a like.  I went three years ago (after Herb had died) to visit him and his wife for a week and had so much fun.  Even after being separated for more years than together we have so many things in common and respond in kind to situations.  I try to get us closer but he has such a problem because of our parents.  Always saying that maybe after they died (which they have) maybe we could be close and get to know each other, but I feel that I remind him so much of our family life that it is too hard for him to get around that. But I will always keep trying as he is worth it and frankly I need my brother.

Well, this is the end of this post, feel free to comment if you would like.  Have a special day.

It has been so long since I have blogged

It has been quite a while since I have been on here and on my blog, maybe I can get it started again.
Well, I moved to GA to be with my daughter and her family and that did not work out whatsoever.  We are too different and  that is not to say that I don't love her and the kids because I do, everything was so foreign to me in the South.   It was like it was 1950 again, so, so different.  The men all wearing baseball hats even while eating at the dining table just blew me away.  The lack of manners was another real bone of contention one of which my grandchildren had no desire to learn or to change.
So after having an estate sale and getting rid of almost everything I am now left starting over again which is not easy to do at 65 years old.  I have moved into the same apartment building that Herbie  and I lived in before we bought our home so in some ways that is comforting.  It is located in a wonderful area of the city with all the coffee shops, boutiques, and co-ops that make it easy to live here.

I have volunteered as an usher for Shea's which is a beautiful theatre known around the United States and abroad.  I figure it's a great way to meet like people and being able to see all of the shows is exciting.  I am trying my best to make a new life for myself but it's not so easy.  Not being a woman to give in or up I will prevail.  This is the last  part of my life and I have a  lot of catching up to do.

I am not feeling so great today and am in a lot of pain but will get my pain pills tomorrow (thank God) I had to have back surgery before I left GA and had I have gone on u tube and watched it I Never would have done it.  Although the surgeon did fix the problem the surgical pain prevails.  They say it takes between 5-8 months to really finish healing and I am in my 5th month so have a bit to go.  Yikes, if you look at my neck and then my lower back they should have just installed a zipper.  I refuse to be a cripple or have that mentality but without pain pills I walk hunched over.  Thanks Dad.
Well, this has been rather cathartic so I will continue to do it.  I forgot to mention that I am now seeing a counselor not for mental problems because of my up bringing but  was diagnosed as having PTSD   the same thing a person that goes to war has.  I will continue with the appointments until I can't.
We'll talk tomorrow.  Take care.

okay, okay, it's been awhile...

Like a .... over thirteen month's.  To say I have been busy is a misnomer.  I have cried, prayed, cried, tried to make  an informed decision and cried some more.  Informed decision or not, I did call the movers and packed up to leave.   It was one of the hardest days of my life, to leave my beloved Buffalo.

it has been such a long time since I have blogged...

I have been busy dating Henry. Henry is a nice guy but I feel as though he is buying my company. A couple of weeks ago we went to Miami Beach for five days, what a strange city. Then we had been home a little over a week and went to Niagara on The Lake. How beautiful it was.

I had a coffee date yesterday and it was...

so nice. No feeling apprehensive about who would say the next word or worrying about if we had anything in common. I think we had a lot in common. We are both human. That is enough sometimes.

every year at this time I think to myself...

why oh why did I put out this amount of Christmas stuff?? i will just pack one box a day. it's my nature to get in there and work until I am done. No more. snow is falling in Buffalo, it's the third of January and no snow. spring will arrive sooner and that makes me happy. i am always happy at the start of a new year. a new beginning, new footprints, another chance. as all that read this blog knows that i was moving back to Seattle last summer. i did what every homeowner does, now that is surprising to me as i was a Realtor for twenty nine years. Here is a list of what you don't do. 1. try to sell your home on your own. 2. put a little sign in your front yard with numbers so small that no one could read it. 3. over price my house for this economy. yes, i did everyone of those things, every damn one of them. Maybe it's because I am the one that did most of the work on this house. remolded most all of it. and yes, a little sign in the front which I took down and then I would put it back up then again down again. my neighbors had some fun with that, after a while I wanted to put it down or back up in the middle of the night so no one could see me. I am beginning to feel like I am mentally unbalanced. I have made a decision that I will put the house back on the market in the spring. here is my problem, and it's the same as it was last year. I love my little brick house, my little cape cod. the ton of flowers that I have planted over the past eight years. My hopes were to create a english country garden and I did. In the backyard I wanted a dry river bed and I did. I can think of only one room to repaint and it's the kitchen. Kitchen's and bathroom's have to be spotless. So as you can see a bunch to do before I actually list it. The only reason I did not want to use a Realtor is that the proceeds are a large part of my retirement. Seeing as how I have a real project to do I must go. I wish all of you have a healthy, happy new year, and God bless. Ciao~

Top ten things to do every day…

1. Make your bed, you know the feeling you get after coming home from an exhausting day at work to walk into the bedroom and seeing that you didn’t make your bed.  LOUSY, that’s how you feel.  My mom always made her bed before leaving the bedroom.

2. Manage Clutter… when leaving a room, take a quick look around for anything that isn’t where it ought to be.  Pick it up and put it in the right spot.

3. Don’t let mail pile up. open it, read it and sort it as soon as you bring it into the house.

4. Track expenses, If you’re on a budget, carry a notebook and write down what you spend as you spend it.

5. Clean as you cook, I have always done this, run a sink of hot, soapy water and clean the stove and articles that you don’t need anymore, that will help when it comes time to cleaning up after dinner.

6. Wipe up spills when they are fresh, ever tried to get something out of a pan that if you had soaked in hot water would almost be clean when you are finished?  Yep, and I hate it.

7. Make your lunch or the kids lunch at night and the coffee for in the morning.  It is so nice not to have to run around in the morning doing these chores.

8. Sweep the floor, every night after you are done with the dishes sweep the floor and if you see any spots wipe them up.

9. Plan your outfits, again if you have to do this in the morning sometimes you just don’t have the time.  If it helps, set out your weeks worth of clothes on Sunday, iron what is needed and forget about it.

10. List tomorrows to-do’s, ever try to go to sleep with a million things running through your head?  Might as well give in and write them down;  I can promise you will go to sleep faster.

Okay now we all know this is in a slightly perfect world but if we even adapted most of these our lives would be much less stressed out.

Hope these hints helped, Martha Stewart and I composed them.

Ciao~

What is Home Staging?

Home staging is "curb appeal" for the entire home.
A proven real estate strategy, used by successful home sellers and Realtor's  across the United States and Canada.  Home staging is the art of preparing and packaging a home for sale.

Once a home is listed for sale, it becomes more than just a home; it becomes a product on the market. Just like any other consumer product, there's a lot of competition, ranging from new homes with carefully appointed display suites to the multitude of resale properties in a similar price range.

Through professional home staging, sellers can gain a competitive edge in the market place.  Combining expert merchandising with a thorough understanding of both current design trends and the psychology of the home purchasing process, Designs for You, creates an inviting space with broad appeal to a wide range of buyers.

At Designs for You, strict attention to detail, as well as budget restrictions and tight schedules are paramount to my business and reputation.

I wish all sellers and Realtor's would engage in the newest of trends in marketing properties for sale.  Just as real estate changes so does the marketing of homes, we now have another tool to help us help the sellers to be able to get the property on the market, sold in a timely manner, and for more money.

CNN rated "home stagers" as one of the fastest growing business's. Builders have used home staging to sell their properties faster and for more money for quite some time, now seller's/Realtor's can do the same.

We all know that in a buyer's mind even a small flaw gives them license to take thousands of dollars off a sale price, too much furniture, misplaced art hung at the wrong level, home not being "glove clean", walls painted the wrong color, and of course personal items causes a buyer to rule out that home to purchase.

So be one of the first Realtor's in your area to have a home stager on board, it will set you apart from the other's, gives you more of a competitive edge.  I know how hard you have worked to be where you are today. You worked hard to get that listing, spent advertising dollars on it, sat weekends on open houses taking time that you could have spent getting more listings, all of this work to have it expire and them (seller's) re list the home with someone else.  Too much work, too much time and way too much money.

Instead, let's take a look at the home, see what needs to be changed, get those items taken care of and when that buyer walks in that house they fall in love, WHY?  because after closing they don't have to do anything.  They can move in and start enjoying their home right away.  We know with the market today that buyers do not have a lot of money to make changes, so let's do it for them.  Let's save your time, your expertise and of course your advertising dollars and get onto that next listing.
